Hey everybody,

I have several deals under contract in Detroit and surrounding areas. I am just getting into this market.

I am looking for some boots on the ground and also cash buyers that know exactly what, when, and where they are buying.

I'd love to connect with you, including experienced wholesalers (please no beginners).

I am looking to move properties fast and have several ready to go, some with tenants, some without.

As an entry point, Direct Mail is the way to go, imo.

It is simply more targeted and much less expensive.

Direct mail, direct mail, direct mail for the quickest path to getting paid.

PPC in the real estate realm is typically very competitive, and not something a beginner would get great results from right away. Even is you have experience in this field, there is always a small period of testing that needs to take place.

@Sal Marone the number is less important as the mindset. A list as big as 10 can sell like fire if you hone that list and that list is 10 active, serious buyers in your exact market.

Of course this example is extreme...a list of 10 is small in the grand scheme but you get the idea. Let people know you need proof of funding to start a file for them - and people with a file get called first.

@Sal Marone I would suggest market for Buyers. Buyers. And Buyers.

Properties are not the difficult part - having ready, willing, and able buyers/partners is the key.

Picture this scenario...

$2,500 into marketing to 5,000 motivated sellers to get 5 excellent deals...

Callers pressing for closing, looking for your partners approval, etc...and you have nobody to buy it.

I like the idea of working backwards. Start with the end and work backwards.

Doing REOS is not easy as deadlines, deposits, and hoops are much more strict than an off-market, direct seller deal.

Agree with @Chris Eaker

There are plenty of sources. A quick search will give you them all relatively quickly.

I use a combination of sources. My advice is to do a few days of research on the basics first, your question leads me to believe you have a little more to grasp.

Then...go for it! 

I always suggest working with somebody to make sure you get the exact list you want and don't make a few thousand dollar mistake on something silly...

Depending on your area...I would also suggest sending out a mailing that is repeatable and defined.

A mailing list of 300 postcards will not be ideal for you right now. I'd suggest a minimum of 1,000 cards all from the same "criteria". Do not mix different lists at once during this stage.
