Wholesalers or real estate agents that adds value in Northern NJ

Hi all, I’m an experienced real estate investor from Queens. For the last 2 years, I’ve been looking into northern New Jersey for buy and hold multi families. The problem is I come across a lot of inexperienced agents there. Many of them just started in the industry. Many never owned a home, let alone invest. They send me deals that I can source myself on loopnet. Any wholesalers or agents out there with at least 4-5 years experience that can really add value? The last 2 agents I “worked” with are now in a different field since they couldn’t hack it. Others simply don’t answer their phones. So, im left to search on Trulia &zillow myself. Any suggestions?

 You are experiencing a very common problem in the industry. Ya see, the job of an agent has a 90% turnover rate. 9 out of every 10 new agents fail in their 1st year.

The money made in the biz is very top heavy. Us top producers make 6 or even 7 figures. So where does that leave you?

You've got your choice between top producers & newbies who likely aren't very good at their jobs. Naturally the top producers can provide better service, thing is they make 6 or 7 figures. Does the work you want them to do pay enough to interest them? For many skilled agents the answer is no.

I'd 1st look at what your expectations are of an agent & then work backwards to see what the agent would make per hour spent working with you.

If it's a low wage, you've got to either pay the top producing agent additional money up front or roll your sleeves up & deal with a bunch of Joe's who likely won't be around this time next year.
