EMD is due at the time of contract execution.

The LLC sale is cool and works well for savy investors but it is totally unnecessary and comes with its own set of hurdles.

Our EMD is $10 on our sales agreements because we represent ourselves correctly to the sellers. We do not represent ourselves as the buyer like most beginners (who give us a bad name).

If you are dealing with a private seller and not a bank/institution, the EMD deposit should be a very small obstacle.

There are so many areas and little nuances within the city but in general;

Fairmount, Strawberry Mansion, Brewerytown, Fishtown (to name a few)

@Ned Carey $50M is very feasible, and low for what’s truly possible. @Tyron White It doesn’t seem like you do, but don’t limit your idea of what’s possible based on somebody else’s self limiting beliefs. If somebody can do it, then of course, it is able to be replicated.

We are.

And wholesalers do get a bad rep and they should because like all professions, the majority SUCK. There is only a very small % of any profession that are above average.

People get a few ideas from seeing advertisements, they grab themselves some bandit signs and a google phone number...then start a half hearted, get rich wishing operation that quickly fails.

They may get 1 or 2 properties under contract with a seller that believes in them...and then they disappear because they don't have the integrity to push through their ignorance.

Leaving a seller with 60-90 days of hope to never hear from the wholesaler again...

Rightfully so, the general wholesaler gets a bad name.
