As long as your are making a profit and you off set the marketing fees you have accumulated, you are good to go.

Using a lawyer to check your contracts wont hurt at all. If you are short on cash ask them of you can apply the cost of the consultation to your next deal you bring to them to close.

Im surprised that building a buyers list is still a major issue for most new investors. Its the easiest thing to accumulate. With all the cheap forms of advertising and free online classifieds, you should never run out of buyers that want to buy your deals.

Simple way: get blank bandit signs and write on them with a 15 mm marker. Place these things all over the city. Don't dare try to answer all the calls yourself. Google voice them with "Do not disturb" enabled.

Just use a regular option contract. I have never lost a deal to another investor. If so have others lined up so that you can still make profit for that month.

If you have an out of town deal you will have to do everything via fax. To find buyers you will have to use online mediums. Or you can higher sign posters to market for you for really cheap. Craigslist is the way to find these sign posters.

It wont matter what the title company or the investor says. Thats why it always pays to have something in writing before you put your time,efforts and money into the deal.

You got to go with 55-60 arv. But if they don't bit, you might want to lease option the house. Thats still an option.

Don't close the deal just yet. Slap up some signs all around your city with the house details on it. Have the calls go to google voice.

Then text message all the cell phone numbers the details of the house. I would make a video of the home and have the link in the text message so they can see the home without going to it.

Yeah, Craigslist to find Sellers is a waist of time, it may work, but go and get you some cheap blank signs and say
We Buy Houses
(Phone Number)

The more you have out the more you will get calls.
