Are you sure that its not a lawyer that you will have to use vs. a title company?

Either way, they must be able to do a simultaneous closing.

Its all a mater of cold calling and speaking to a few of them. Ask them questions about doing simultaneous closings, or double closings. Explain a scenario and see if they can close or have closed these types of deals in the past.

Tommy market for buyers of this type of transaction and see what you can come up with. See what they are looking for and market for sellers in these areas. As simple as that.

Its already priced that low? OK it may not be worth a thing. But i agree with David, you may still be able to get a finders fee from one of your buyers.

Get your numbers together and try to find if this is a steal. Good thing about building your buyers list up nice and fat is that you may be able to find someone that wants it even though it looked like a non deal. Get it under contract and blast it out to your buyers and see what the deal is.

What I write on my signs a depends on what I am marketing for.
If I am looking for sellers I write:

We Buy Houses
803-xxx-xxxx

or

We Pay Cash
For Houses
(phone number)

If I am looking for buyers of cheap homes I write:

3 bed 2 bath
Needs TLC
$17,000
(Phone number)

Voice mail goes something like:

Hi thanks for calling, If you are calling about my house for sale, please leave your name, phone number and email address so that I can send your more details about the home.

Thanks and have a nice day.

(I use a female voice over for this as it sounds soothing.)

You just have to make sure you are in the clause. If the seller is smart they will realize that they have nothing to lose here because if the realtor sells it you are out, and if you sell it the realtor does not get a commission. If its in writing you are good to go.

Just be honest and keep it real with the seller and tell him that either he tells his brother the deal or you will. I recommend that the brother living in the house knows what is going on. Just see what he says. I may be a positive reaction maybe not. But don't "last minute notice" the guy.

Be up front to see what Brother B's reaction is to his brother wanting to sell the house. See if he has some where to go, and how soon could he go. Treat all parties with respect bro. And find out whats going to happen now vs. waist time getting a contract on a house that is tied to conflict. If that's the case, You may want to let that situation die down and put your focus into some more productive activities.

Follow up with it later they may be ready then.

Matt I like the way you think my friend. Or you can go to Odesk and get a hell of a lot of workers to do anything internet related that you want. Just place the job and the site allows them to bid on your job so you dont have to go looking for them. Make sure you are detailed in exactly what you are looking to get done. I would recommend the Philippines also as they are pretty ok with the english language and hones people.
