how not to let your deal get snatched by another investor
what type of contract do i need to bind the property owner to the contract so that they won't issue it to someone else in the process of me trying to seal the deal?

...and get written permission from the owner to record on the property title a memorandum of purchase agreement or memorandum of option to purchase. This is best handled at the time the contract is signed and notarized, also have the owner sign and notarize the memorandum. Then take everything to the title company and ask the title company to record the memorandum. You need to escrow a notarized release of the memorandum with instructions for the closing agent to record the release upon conclusion of the contract.
