Yeah, 2 weeks is a little fast this is your first deal. Try to give yourself 30 days. They will take it every time.

No problem bro. Its really not hard at all when you look at it. Just find a few that can help you close and try not to waist to much time on finding one. get focused on finding deals and making offers.

Michael,

If you see that this ad is staying in the penny saver for months, it may be working for them and converting well. Try it out. Good thing is the rates will be lower than the local newspaper.

Are you planing on calling all of them or sending them a letter? I think you are worring about the wrong things. If you do decide to call each of them, just know that you are someone that may be able to help them expand their real estate portfolio.

Tell them that you come across cheap houses from time to time and would they like to be notified the next time you get one that may fit their needs.

They will say yes, some will so no. Most will say yes if they are serious about buying more homes.

If they ask how did you find out about them, just say you did a local search of home owners in the area.

Good thing about calling them is you get to gather more info like, where do they like to invest, what price ranges they like to buy, etc...

In or around that are is good if you ask me. The profit spreads are huge. Try the yellow letter route. You may have to do it a couple times for them to remember who you are and pick up the phone. But it works, just takes some testing.

Money is money and they will realize that you are about to bring them some, so a smart closing agent will open their ears.

In a simultaneous closing, your buyer should be paying half of the closing cost and your seller should pay the other half. If there are any funds that are not agreed upon, on who should pay them, you pay them, and it is taken from what you get at closing.

Loopnet has a list of commercial properties. Once you get the address, find your local county GIS and find the owner of the property. Most counties have a local GIS online where you can parsel search or search by address.

Recording a video, edit it good, place text in the video, and once people call on your number from your "cheap house for sale" signs, they are automatically plugged into your SMS text messages, witch will send them a link to the video of your property. Just have to have a youtube account.
