Similar in size and sf, not bad. What did you decided do with the home. We need more details. What did you put it under contract for. Comps are cool, but in the inside of the house is mush, you got some thinking to do. lol.

Dan there are several diffrent ways that you can handle this. Whats taking so long to get the paperwork over to the seller? Get the contract signed.

If you want to find buyers, hit up CL and you will have more Cash Buyers on hand than you can handle. (go to my site to get the free vid.)
Finding the buyer will be the easy part.
I would not post the address of the property in any ad until I have a contract signed. Even then, using my method, I would have my cash buyers call or email me first before I give them the lockbox number and address.

That way you can gather and build a buyers list that you can contact every time you have a potential deal.

Welcome Larry,

I think it is amazing that you are a realtor/investors. I am starting to see more and more of this happen these days. Many brokers don't like for their realtors to be investors. How does your firm handle this or do they even know that you are an investor?

Its all about testing bro. If are not tracking your marketing efforts the best way that you can, you are losing out. Test what is working and whats not. No 2 investors marketing habits will be the same.

The only thing that gets my juices flowing :) is money. If you are a wise investor, the more money you make, the more money you will continue to make. Keep flipping it on things that you know work. Real estate is just one form of investing. You learn as much as you can about being financially straight. You will grow like a flower once the money streams flows in.

The hardest thing about wholesaling is overcoming that mental barrier in your mind that it is hard.

Just get you marketing out there, push it hard for the first month or 2 that you start and you will soon begin to see your fruits.

I have also heard some not so savvy things about them. But somebody loves them. They are making a killing.
