Jeffrey, so are you saying that you cant do a wholesale deal on a home that has a bank balance? Are you saying that I have to get the banks permission? lol. If thats the case I know a lot of guys that will be in the big house looking out for big bubba trying not to drop the soap.

If anything you are doing them a favor and cashing out on an asset that they have on the books. I second your opinion.

Brooklyn real estate. That market is smokin hot right now. A client of mine is doing really well in that area. You can make some high profit margins out there.

I make sure my buyer pays half and the seller pays half. They usually dont object to this.

Craigslist for cash buyers. Bandit signs marketing for cash buyers placed all over your city.

Bandit signs for sellers. Placed all over your city.

Try it out. And its very cheap to do so.

Blank bandit signs with black 15mm marker. You can go to ebay to find the marker. It is the only thing that you will need. Just make We by Houses signs with your Google Voice phone number and watch the calls roll in. Slap these babies all over you city.

Short sales and wholesaling are 2 different ball games. Wholesaling, the bank does not need to know anything, they will get a payoff at the closing table.

In my area, you can make some money with them. I actually never wanted to mess with them because my buyers never asked for them.

You will use an option to purchase. Cost to fill it out with seller: $5.00
Marketing for buyers and sellers: 100 bucks. So its not like you are really using no money, but your cost are so low vs. the profit margin that you will make on the deal.

If you did your homework, you should sign a contract with them 90% of the time you meet with them. You know what you will pay before you even head out there. I make my offer before I even met with the seller. Saves time and money. When you have the address you can do comps online and possible drive by the house or send some one else to do the drive by. You know what you will offer them before the meeting.
