Thats a good problem to have. What is your marketing strategy to get leads from motivated sellers? Are you wholesaling or buy and holding? I have always been interested in the Vegas market.
If you have buyers out there like that your spreads should be really nice.

My strategy may be a tad bit different. I like to do all my work on an VPS (virtual private server) so that the home computer is for just that. On the vps I am able to keep all my work files there and when its running its time to get working. Not needed, but I find it helps me to separate work and just shamming. lol.

I think it works on both ends. If you are new and looking for deals, build your buyers list up. If you are new and already have a deal, market for the buyers and build it up in the process. Just don't stop building it up.

Its a give give relationship. Offer to buy them lunch. I would go to reia groups and see who is there because these are the realtors that are investor friendly. Some realtors wont want to work with investors so these are the ones to stay away from. At least the ones in the local reia meetings understand what we do as wholesalers.

have you tried investing in bandit signs? make some up on your own, very cheap and if you can get them to stay up for a while you will get a worth while return on them. Route the calls to a google voice or other anonymous line so that the sign police one bug you, thats if they are illegal in your town.

I absolutely love inherited homes. Get a bird dog to drive around and do that dirty work for you. Will make life a lot easier. Starting off, its a good idea to know your areas.

Boy o boy. lol. You seem to be a little scared and thats normal. Nothing beats that but actually getting in the field and talking to some of these people. Market for you buyerslist first and then see where they want to buy, get that info and place bandit signs all over that area. You will notice results then.

Get a p.o. box or a suite mail box. Cost you about $20-40 a year.

You must market just like you would market to find a Seller. Bandit signs around your city will help you out alot.

Put these on your signs and watch the calls come in. Send out a text message when you have a good deal under contract.

Go to the craigslist and place some ads as if you were selling junker. When the calls come in you will then tell them that the home is no longer available but can contact them when you get another deal just like it. They will say yes.

Watch how fat your list grows.
