You are correct your agent wont get paid -- but there are sooo many more reasons to use an agent then money.  They are there to help and to protect your interests - to ensure things are legally done and to ensure the deal closes.  She won't take your own money - or shouldnt.   There is alot of work a realtor puts in way before they even show you a house.

What type of contract do you have with her -- some contracts are held even if you find the house and not the realtor.  You will want to know that too.

Well, your lucky I am even answering after your Broncos shout out! LOL No I have not invested - bought many personal homes here over the years - currently still own a Townhome in Lees Summit. Working with a realtor that can do the MLS research for you may help you. I am not licensed in MO but I could find you one if you needed it.

Don't give up - that deal wasn't yours to have apparently - and you learned a ton in the process.  I live in KC and AZ - both markets can be tough.  Being new also makes it a bit tougher -- the right one will come along.  Chalk that up to learning............  best of luck.  Go Chiefs!

@Bain Craddock I would add one more vote for Phoenix -- so many things here and most rentals are gone fast.  Average days on the market for a rental are about 30 days and for home sales its just over 60 - that is fast!    If you decide to try the Valley of the Sun - connect with me and I would be happy to do some research for you so you can get an idea of what is out there.

Communication is the key - build a relationship with a realtor and if they are worth anything, they will realize what works for you.  We are here to work with you.  If the situation doesn't work for everyone then its not a good situation.   With that being said, we put in a lot of work prior to ever getting you to the point of finding that real property.  This is why we often ask for the exclusive - if I knew ahead of time you didn't want one them it would be understood.

New agent - tell me about farming. I get the concept - but have ???s. How do you know it’s not already farmed by another realtor? Do you need to live in the area? What if it’s gated and your not a resident? What makes a good farming area? What works best? Door knocking? Calling? Is it worth it? Thanks in advance.
