Farming a neighborhood (homes not cows)

New agent - tell me about farming. I get the concept - but have ???s. How do you know it’s not already farmed by another realtor? Do you need to live in the area? What if it’s gated and your not a resident? What makes a good farming area? What works best? Door knocking? Calling? Is it worth it? Thanks in advance.

How do you know it’s not already farmed by another realtor? 

Look in the mls to see who is selling the houses in that neighborhood. 

Do you need to live in the area? 

No

What if it’s gated and your not a resident? 

Dont farm that neighborhood 

What makes a good farming area? 

Price point that makes it worth it, and a good turnover rate. Good mix of price points helps to support different markets

What works best? 

Consistency

Door knocking? 

Yes

Calling?

Not so much, use direct mail instead and an online presence

Is it worth it? 

Yes
