Question to wholesalers --  curious as to what you do with your lead lists?  Specifically interested in those leads that do want to sell - but either not appropriate for wholesale or just could'nt come to an agreement to sell wholesale.

Do you share &/or sell those lists?  I would love to follow up on those folks who you know are interested in selling but just isn't a fit for you.  Build/develop relationship with area wholesalers.

Curious how you handle that data.

@Roland Paicely Here in Phoenix it’s quite popular- especially in areas like Scottsdale where SFH are so expensive. The rental market here is strong.

@Derek Bailey - Multifamily is always so popular.  I have many investors I am working with looking as well - but @Matt Shields is exactly right.  Knowing the area, knowing the market, knowing what you really are dealing with is very different then just making sure you get the numbers you want.   Don't get me wrong, numbers will drive you to where you want, but knowing what exactly you are getting into is always great advice.  Feel free to connect and let me know if I can help in any way.

@Samuel Glantz -- I work with out of state investors who want to invest in the Phoenix AZ so - out of state obviously can ave done - but definitely is more tricky.   You should develop of team of folks that you are going to need to help you -- tax/finance info since state laws/rules change, a great realtor since knowing the area is mandatory and of course other investors to help as well.   Peroria is a great place for investing - I agree with @Account Closed - looking close to home makes alot of sense too.   I would be happy to connect and show you what is available around here.
