You will have to “hang your license” with a broker and that usually involves monthly fees.  The broker is responsible for making sure you are operating ethically and legally.  Large property management firms have brokers so their agents are covered that way.

Hello @Michael Strachan - for my investor clients - the time investment for me is definitely more - you have to be willing to do more research to help them find the properties - and also to look for pocket listings as well as off market listings too. Those two things reduce the amount that we get paid - but if you are working for your client and trying to establish a relationship for the long run -- we shouldn't be looking at what we get paid as a determining factor anyway. I also have software that I pay for monthly that I can run preliminary reports for myself before I even submit a property for a client to review - that saves them time - - then I can also send that report to them as part of my service. You definitely will submit many many contacts for them before they are accepted. On the positive - if you build that relationship you can then work the other side when they sell the property - and most do want it listed on MLS. There are many realtors that do not want the headache of all the low ball submissions -- but some of us love the hunt.

Generally is you state as is there is no SPDS.  You need to be clear in listing and could add a as is addendum too.

@Anthony Bright  There are several things that you can do. I would look on this bigger pockets forum  and search in your area and you will most likely find realtors. Or I would suggest calling your local Keller Williams office and they will be able to provide you with a realtor that can fit your needs. Good luck.

@Keionna Troupe - Hello - there are many ways to find Realtors' - on here is one way, because most of us are investment friendly - but you can always call your local offices and ask for one as well.  For instance - you could call the local Keller Williams office in your area and they will have someone available to help you.  It's best for you to find someone that you can work with that is not the realtor representing the property you want to buy - while legal in many states - you want to ensure you are represented well, and it's your interests only that are being held.  Hope that helps -

Hi @Mindy Jensen - here in AZ you could not refuse to accept an offer just because you do not like an agent - nor should you might I say.   Your clients best interest is to review all offers -- now sometimes the ease of the entire transaction might come into play once the offer is accepted and can be part of your CLIENTS consideration -- but you must submit all offers received.   I wouldnt share any negative comments specifically - you can share some concern - but ulimately if you want to sell your clients home  you should do whatever that takes - and that may mean dealing with other realtors that you prefer not too.   It's sad there are those out there.

Yeap - at the minimum - a call to a lawyer and tons of pics - leave it for now, that is your best bet.
