@Drew Eldridge -- I am in the early phase of investing.  Learning everything I can, watching others and learning from their mistakes or triumphs.  Reading and taking it all in.  I have the realtor license now, so within a year I plan to purchase my first investment property here in Phx.  I will be utilizing this means (as well as others) to implement the "retirement" phase of my life.  As a single, independent mom of grown kids - it's all on me.  Man am I ready!!

@Riley Neilson --  All Realtors negotiate our fees - everything is negotiable - we want a win/win situation for everyone involved.  Yes, some are just out to make money -- some of us have a long history of helping others, and have brought it into the real estate world.  That is something we could certainly discuss.   Also - remember its during the selling process that would would incur a fee - the buying process you do not, because the other seller incurs that.

@Drew Eldridge    I am a NICU RN - Realtor.  I have found that my background in a high stress area of nursing has suited me well for real estate transactions.  They always say that buying/selling a home is stressful -- ha, its a matter of perspective :)

@Riley Neilson -- there are many wholesalers here in Phoenix - usually a google search will do the trick - and there are meet up groups and groups on here too.   When you are looking for buyers - @Yolanda Eiland is right.  Here is where having a good Realtor on your team will help you out.  You want to ensure they have resources to list your property so that you sell fast, and not eat all your profit.  Many investors think they are saving money by not using a Realtor to sell -- usually it turns out the exact opposite.   Best of luck - I would love to connect and do business in the future.  Feel free to reach out if there is anything I can help you with.

I would think the two main things to worry about would be building inspector and the inspections when you get ready to sell.  Is it noticeable?  Would your average Joe home owner know the difference?  If it passes code and the inspector doesn't ding you for it then I bet you would be fine.

@Anthony Talarico Jr - you are not alone, many investors use that same strategy.  The first property however is the hardest because will need that downpayment.   Remember that not all of it has to come from you - you could potentially partner with someone as well.   Step 1 is going to find out just exactly what you would be pre-approved for.  Without knowing this - then you are guessing at what your next steps might be.   If you don't have a lender - let me know, I can connect you.   Also - if you haven't done much research in your area to know if you can find that 1% that you are looking for - then I would start there.   A good realtor can help you with your steps along the way.

@Gabriel Lamb -- some absolutely wonderful advice here.  There really is no 1 way to do it.  A good realtor that understands investors is quite handy.   Consider having one on your team so that you are not doing all that alone.  Take Care,

Hello @Cobi Maimon - welcome to Arizona!   Sounds like you have a plan - good for you.   Since you were looking for a realtor on that list I would love to work with you.   I totally agree on the financing part, and I understand you have a plan for that too.   You will need a prequalification letter/form before you can start seriously looking for properties.  I know you said you were working with your brother so perhaps he has that but wanted to mention it.  Feel free to connect with me.  I know the Scottsdale market well.  Good luck and take care.
