It seems to me that if he is simply borrowing money and has made no guarantees to how it will be used, only to what the money will earn. I would not think that would have the same restrictions as entering into a JV with people, especially people you did not already have a relationship with beforehand... In which case commingling shouldn't be an issue...

Just curious (nosey), but it can be hard to win those online auctions, so why did you cancel? Did you just underestimate and overbid?

It is security service federal credit union. The only downside I that you must do 25% down and a 15yr note for investment properties. Ideally I would like a 30 yr note at these current rates but I'll take what I can get.

The book on small apartments by Lance Edwards covers a lot of the things you're asking about. 

I imagine his course goes into the topic in more depth... Read the book first and that should get you thinking about the kind of questions you might want to ask on here.

Also, I would repost this in the regular forums. I just became a Pro member, so I'm trying to see when it's more beneficial to use the Pro forums, but if I'm looking for maximum participation on a topic I would want to keep it in the regular forums, where you have 100% potential participation.

I don't know much about what you're asking, but since no one else has chimed in I thought I'd try to be helpful...

I don't know of any books relating to this, but the first thing I would do would be to familiarize myself with the zoning laws for my municipality. Figure out how you're paying for this project. Look into any local tax breaks or special credits for your type of project. And of course, get a builder...
