As someone that lives in the Dallas metroplex I have seen a troubling increase in crime, especially in the northern suburbs that previously escaped these problems. The push in section 8 to the suburbs certainly helps explain these issues. Section 8 is a two edged sword that helps people that want to improve their lives, yet creates mobility for bad people to enter neighborhoods that are not accustomed to criminal lifestyles. 

The issue is that section 8 vouchers should be given to those that have demonstrated a real desire to improve their lives and the lives of their family, and not to anyone and everyone that applies. How to tell the difference? Good question...

I'm completing a spec house in Ft Worth, TX, but I'm worried that I'm getting too close to the maturity of my HML. The note is for approx $340k and the house should appraise for around $550k upon completion. I have less than 2 months left on the construction, but I've lately seen some loans take several months to close. I only have about three and a half months left on my HML before it comes due.

Is this something you might be interested in financing for about three to six months while I get this property sold?

@Karen Schimpf, what about the area around Dallas? I'm wondering about Ft Worth and a few places about an hour east and north of the DFW metroplex.

No, I did not finish applying. I have a year old bankruptcy under my belt and financing is hard to find. I have a couple of HML's I'm working with, but I've gotten tired of hearing 'No' from everyone else.

If anyone knows a company that might extend a line of credit to someone in my situation, please let me know.

@Cody May, you probably need to put 110% of your focus on finding a job and a place to live - unless you're independently wealthy, in which case everything else is just a detail... I'm guessing you never heard that you're not supposed to quit your job until you have already found the next one. 

I know people talk about no money down deals all the time, but they're hard to come by. And most of those aren't truly $0 down, there are usually some costs associated with any purchase... And those deals are done because the seller believes you'll be able to post your end of the deal - hard to do that with no job when you're living out of your car. 

On the other hand, they say necessity is the mother of invention... Good luck.

@Mark S. How was lunch yesterday? Sorry I missed it, but I had a lawyer appointment in Arlington that morning. I guess his car payment was past due because I was there for 2 hours... Too late by the time I made it back.
