I'm pretty sure it works. When you're renting to a transient crowd that needs it for work, the money can be pretty good. Those same people will often pay around $1k+/mo for an efficiency apt at an extended stay hotel. And in certain areas they may be booked up for months at a time. The RV in the right place is a no brainer, and though stuff breaks easily, it's also cheap to repair.

Good job, your sure to do well. Being young and single I would not be in a hurry to move out of your parents' home. You're saving money and you're not in a hurry, meaning you can make good decisions without outside pressures. 

I'd take my time and look for a decent fourplex in your area that you can owner occupy. That play is harder to make when you get older, married, etc.

Really depends on what it needs. Hard to just throw numbers out without knowing what's required. I pulled up the link and it had a house in Fouke, AR - is that right?

Looking at it, it needs pretty extensive rehab, but don't know if the AC, furnace, electrical wiring, plumbing, roof, breaker box, etc. need repairs or replacement. Those items can start ratcheting up your rehab budget by $2k to $5k chunks. 

The house says pending on the site I looked at, did you put an offer on it?

If your buddy is a GC, what's he saying, $28/sqft? That's entirely possible depending on the scope of work.

I'd like to meet some wholesalers. I'm on a few lists, but lately I feel like everyone is marking up their properties and using future appreciation to justify their ARV's.

I'm out of DFW and looking for some multi-family in the surrounding area, preferably east or north of the metroplex. Lately, I've seen some deals come up in Sherman, Denison, and Texarkana and I'm hoping to get some feedback from our knowledgeable BP'ers. 

Anyone have an idea how the rental market is looking in those areas? What about other investment opportunities? From just poking around it seems like those markets have cheap properties that rent fairly high (compared to the price of the property). But how easy is it to get them rented is what I'm wondering...
