Saw this proverb recently, and it seems applicable. 

"The best time to plant a tree is twenty years ago. The second best time is now."

In reference to several points above:

You cannot buy a house in your name for two years after a bankruptcy - not even with a cosigner. No matter how much money you can afford to put down.

You can't go through a bankruptcy everytime you owe someone a little bit of money, nor would you want to. The threshold to file a chapter 7 is pretty high - not just a few months of unpaid rent. 

Someone that files for bankruptcy due to a business failure is very different than someone that just doesn't pay their bills and can't even be troubled to straighten out their finances, be it through bankruptcy or other means.

Also, whether she paid someone or her nephew fixed it himself, was it worth $300 to you? That does not seem like an unreasonable amount; better to pay it and maintain a good relationship over such a trivial sounding matter...

If you play around with the different loan types you'll see different interest rates. I compared the remodeling and refinance loans and the remodeling was about a point cheaper. (Re. Lightstream)

I mentioned this in another thread, but I'll ask again: anyone familiar with a product where maybe I put down about $50k into a CD to secure a loan of about $100k? 

Basically, borrowing net $50k, but I think securing it with $50k of my own will make them more likely to loan, considering my mediocre credit...

No, haven't finished filling it out, but I think I'll go and finish in a little bit. My credit is high 600's, so I'm not expecting much.

Re: Lightstream loan, did you apply for the Home Improvement loan? It threw me off when they wanted to know which address I would be improving - obviously, as many as possible. There were a bunch of choices, but the only other one that looked helpful was something like "Refinance/Other Loan." Or do they give you the full amount up front and then you just make your payments?
