Thanks for getting back to me, so sorry it didn't work out for you. Here in Dallas there are a bunch of HMLs, buy you certainly pay for the convenience. Ultimately, I'm hoping to get a relationship with a bank for portfolio loans, or a private money lender. Looks like for now I'll have to stick to the HML until I make the necessary connections.

I'm looking at several local lenders, and one of them has agreed to finance my current project, however, this Genco lender is considerably cheaper. Since I don't have a relationship with either company right now, I'm trying to get them both on board, and then if they are both ready to close, it will be with the most reasonably priced. That sounds crappy on my part, but I've heard too many horror stories about last minute failures to launch over financing. I'm sure I'll get an earful over this...

I'm renovating a rental to sell it, and then I'm reinvesting that cash into flips. The goal being to invest in SFR rentals and multifamily. The flips are to keep the down payments coming in - hopefully it works out like that.

I ran across them while looking online for hard money lenders. Their deal seems pretty reasonable, but I'm extremely paranoid about dealing with people over the internet. I was hoping someone could chime in. Thanks!

Hello everyone,

I'm a new old member. I mostly lurked around the forums in 2006-2007. I bought 3 houses around that time: one was a flip that failed and I immediately converted to a profitable rental, the second was strictly as a rental, and the third was a move-in rehab for a later sale.

Then I wanted to get into multi-family, but got distracted and opened up a small retail space - which pretty much wrecked me. Should'a stuck with real estate. lol

Now, several years later, I've licked my wounds and recovered, and I'm trying to get back into the swing of things here in the Dallas, Texas Metroplex. Looking forward to learning from everyone on here, and maybe socializing with some local RE guys and gals in the DFW area.

Seems like everyone is more concerned with dishing out marital advice than RE investing advice. Since you've been married 30 years I'm guessing no marital advice is needed, and this sounds more like a fun intra-martial contest.

Wish I had some good advice for you but I don't. I've done a few deals with SFR but always with 30 yr financing or cash. These low or no money down ideas are where I would look, but they'll likely require some sort of hard money or owner financing - not sure if that's allowed. I would probably have her ease up on the "No REI club" rule. These are a great place for connections and sometimes finding deals. The same connections and deals you're looking for to make a great first deal, only all in one place... And the more I read and listen about REI, the more I see that a lot of initial success stems from these helpful connections. Technically, you're already cheating by being on here asking for advice! Lol
