I have BRRRR'd my last 36 SF purchases in Memphis. If you have the team you can trust, this way of buying gives you the knowledge about the house that you might not have if you buy a TK or even just a nice home that is occupied and cash flowing. The rehab allows you way more intel and what to expect n the future. Its also scalable and with the right banking partners, there is no seasoning period at all.

Trust in your team is the key. Trust and then you verify!

In Memphis, depending on the price range of the rental, I will provide a stove and a dishwasher and the tenant provides the other appliances.

38127 can be a great zip code to invest in. There are certainly some opportunities for "Value Add". However, there are some sections that you want to stay away from. I own a few there now but anything west of Highway 51 has historically been extremely tough. If you try to stay with a brick house that has at least 3 bedrooms and it is east of highway 51, you should be just fine if you buy it right.
