I have felt that in the last, it depends on the end buyer. Are they comfortable with your profit? Do they understand what all it takes to get wholesale deals? I doubt they do. Double closing is more expensive but it keeps your profits from the buyer (make sure you consult an attorney in your state to verify the legalities). I represent sellers in Memphis where I work that choose to handle it both ways. My advice is develop the mood from the buyers rep or them personally. Good Luck!
