I completed 16 BRRRR's myself in 2023. Or, I actually have 6 still under rehab that I purchased but I completed 10 and working to finish the others. There are plenty of opportunities to BRRRR in Memphis is you have the right property source! :)

I personally own rentals in the areas you are talking about. N/ Miss and 38116, 38118 and 38109. I have had success with the BRRRR strategy over 50 times in the Memphis area and that includes these areas. I like the tenant base, the jobs int he area and how close it is to get into Memphis from DeSoto County/MS.

Lots of good deals floating around Memphis, TN. I just listed 21 houses that can work for BRRRR's. I also own a large portfolio of single families and still buying. The price range has dropped to under 200k for sure and the majority of my 108 real estate closings in the last 90 days have been in the 60-120k price range.
