I am seeing a good amount of 1% Rule properties in Memphis TN. I sourced 6-7 last week alone. I also just compelted an episode of my podcast titled "Do you know the 1% Rule". This info might be helpful and its free.

Im a single fmaily proeprty investor in Memphis. I own a large portfolio here in town. I try to stick to the BRRRR strategy for all of my investments but I have purchased many ways. Im happy to share any info I have based on my personal expierences along with my referl network. I talk about "Building Your Team" on my weekly podcast about investing in Memphis. Im also in Memphis, TN. I own single family rentals here and I am eager to buy more. I try to use the BRRRR strategy with every purchase. It gives me some security I dont find in other strategies. The BRRRR strategy is also a very hot topic on my podcast about investing in Memphis.

I completed 16 BRRRR's in Mephis, TN last year. This has been my main focus and strategy for the last several years. I look to source these properties everyday and Im happy to share my expeirences with you

I personally completed 16 BRRRR's in Memphis in 2023. You can find these but they are harder to source. No matter what market you choose, the most important factor in a BRRRR strategy property is your GC. This has been a topic on my podcast Investors' Guide to Memphis Real Estate where I talk about how I personally invest in Memphis.

If you look at crime rates in Memphis, you will never buy here. There is crime everywhere. I own several properties in the 38118 zip code (14) and for the most part, it is a great zip code. The houses are typically brick, 3 bed and ranch style and although there is crime in 38118, it has a strong tenant base and these are some of my better performing houses. However, this little pocket that is south of Knight Arnold and west of Goodlett can be really tough on property owners. Crime is higher, turns are more common and the ROI in this pocket is lower.

I broke down every investment zip code in the city recently on my podcast. I'm happy to share that for free and that info is base don my own personal investing experience in Memphis. 

Another piece of advice would be to talk to other investors who actually own real estate in Memphis. To me, it would be hard to speak on an area and form an actual opinion of value if you don't or haven't invested in that specific city or location

Welcome to the BP community!

I own a large Buy & Hold rental portfolio here in Memphis and I have always stayed away from Turnkey properties. We have some good Turnkey providers here but that product never appealed to me due to the entry price, declining rent as the house deteriorates and there is no real exit strategy without taking a sizeable loss for the first 5-7 years in most cases. In my experience, the main reason for the construction "anxiety" from OOS investors is due to the lack or inability to develop real trust with an experienced GC. When I was able to source that GC and develop that trust, I was able to start to executing the BRRRR strategy. I have completed over 45 BRRRR deals in Memphis since I have found this GC. If you look, there are better options
