38118/Oakhaven isn't bad at all but streets with a ton of duplexes on them in these areas can be a challenge. Feel free to send me the address and I can be more specific.

You need to make sure you can trust your property source here in Memphis as we have a ton of options and sources for property. Some are good and some aren't! I host a podcast as well and I can share all the show's where I break down each and every investment zip code and that should be some useful info as you move forward!

Welcome to BP! My wife and I own a portfolio of rentals here in Memphis and I also work exclusively with OOS investors. I'm happy to answer any of your questions based on my personal experiences. One thing you will learn about investing in Memphis is that there are a lot of "experts" in our market. Be sure you learn to trust your property source and make sure this source own rentals as well. I don't mean 3 or 4 either. Make sure that your property source can show you their portfolio of rentals and make sure that they are practicing what they preach!

We all knew this was coming. Make adjustments, buy it right and keep plowing ahead. I closed 36 investment deals with OOS investors in March and bought two for my portfolio. Just adapt and stay the course.
