Also be aware what there could be meth in the house.  If they are that adamant that they only give you 3 days the test will take 4 days if you rush.  Even if they only give you 3 days for the inspection and you agree I would put a clause in the contact that if you find meth you can walk at anytime up to closing.  Then I would test.

Will he do like a 5 year seller financing until you can build equity through labor / remodeling or mortgage pay down?

We are in the initial stages of looking at a deal where the house is in Pre-foreclosure. We are thinking this would be a good mortgage wrap because the owner has a little equity but not a ton.  We would like to catch up the mortgage, then do like a seller finance for 5 years or so. The seller may want to stay in the house.  My questions  1-what kind of issues am I not seeing, 2- Can you even evict someone from a house when they are on the mortgage but not on title?

@Todd Summers I better make sure you and I are both talking about 3740 Grant? This is listed on the MLS as Active but if you look just right of the "Active" green dot you will see "short sale" .

In terms of advise I would say it depend on if you have money or time / Skill.  If you have the money I would like at the buy and hold method.  Utah is a good place because the population of Utah is going to double in the next 20 years.  It is bad because prices are really high right now.  If you have Time I would stick close to home and maybe partner with someone who has money but no time or I would house hack by buying a duplex or 4 plex as owner occupied. 

Good eye @Todd Summers. If that was really was for sale on the open market that would be gone already. That is a "short sale" and the agent is marketing the property below market value in an effort to 1- get more offers or 2- get the bank to sell it at a loss. you will see a number of those on the MLS.

Have you considered a mortgage "wrap" or an FHA 203(K), if you are buying owner occupied? You can also speak to a local credit union which may hold the note in house, this is kind of like a new construction loan. You may be able to buy it with traditional financing if the house meets minimum basic standards. If it does, you will need to come up with the cash for the remodel then you can refi it and pull out your cash. However, I agree with @Ian Price, I don't see a traditional loan with money for the remodel happening.

I am looking for an assistant who is interested in making at least $12 per hour with the potential of earning up to $40 per hour. This is a great profession to get into and the only way to become a real estate appraiser is to work for one. 

I am only interested in hiring someone in the Weber/Davis county area. The job will require understanding of local markets and locations and will require occasional onsite interaction. I am looking for someone who is highly analytical, understands data, and can see patterns. Successful candidate will use statistical tools and property databases to obtain detailed information regarding real estate values. The successful applicant will need to be proficient with software programs, very detailed oriented, self-directed, motivated, and assertive. The successful candidate will need to be a strong communicator who may also assist in managing properties, finding additional properties, and marketing existing properties. The candidate will be required to telecommute from home, so a higher-end computer and high-speed internet will be essential.

This is a fine opportunity for someone interested in a flexible schedule for school.   Interested specifically in someone just starting college.
