Seller financing (wrapping the morgage) a preforclosure

We are in the initial stages of looking at a deal where the house is in Pre-foreclosure. We are thinking this would be a good mortgage wrap because the owner has a little equity but not a ton.  We would like to catch up the mortgage, then do like a seller finance for 5 years or so. The seller may want to stay in the house.  My questions  1-what kind of issues am I not seeing, 2- Can you even evict someone from a house when they are on the mortgage but not on title?
