I was listening to one of the podcasts and I swear I heard that BP has a new Lead tracker that is in Beta.  Did I hear that correctly?  I think it was the episode with @DaveMeyer.  If so is there a way to use / test it?

I would totally dejunk, then paint it. No offence, but it looks like an old person lives there.  Then I would finish a bedroom in the basement and get a second roommate.

@Nathan Melanson is correct, in fact most lenders request that appraisers use as least one or two active or pending comps to support market movement, ie if the active comps are lower than the sold comps the market is moving downward.  Also in a new development there may not be any sold comparables in the area but if the seller has 5 under contract that is an indication that the sales price is reasonable.  If there are no other comparables and you have some under contracts I would consider them evidence of value if I was able to contact the listing agent and get some confirmation that they were selling at or around the listing price.   The only thing active comparables are good for is they show where the top of the market is.

The best time of the year to buy real estate for the long term is in from November to February with February being the lowest point.  Depends the the price range but it starts to slow down after school starts because people don't want to move their children after school starts.  However, it really drops off, I would estimate 3-5%, after the Thanksgiving holiday.  @William Hochstedler, is correct in that it is a issue of supply and demand.  People don't want to go out in February and house hunt.  This is seasonal and a year over year trend.  However, it is also true that outside forces such as rates, jobs, etc impact the housing market at different times of the year.

I would check with your lender most lenders wont do manufactured homes for investment properties.

We are doing a flip for a house in West Ogden, the area is rough.  The house is about 800 square feet.  There is no phone lines to the house.  The house keeps getting broken into.  Nothing to take so we are not loosing anything but it is a pain to keep fixing stuff and when we do get it finished there will be appliances which they will take.  I am thinking about having a security system put in but I dont want to point out the crime issue when someone goes to buy the house.  Would it be better to get some kind of portable system, if so does any one know of any good options?

I use a guy namedoes Sean Ferguson his number is 8017218474 for all my deals.  He is very professional, reasonably priced, and sends me very detailed invoices. He has crews so he is not just one guy trying to get everything done him self.  I highly recommend him for anyone along the Wasatch front.
