Need feedback analyizing property in Ogden Weber county

So I was practicing analyzing deal on the mls  just for fun and I came across this property. I'm sure investors have already come across this property and passed on it for one reason or another but on paper alone from what I have looked up it looks like a good deal on paper.

Listed at 78,000 for for about 3.5 months price has not been reduced yet.

weber county parcel search assessed or valued the price of the home at 92,275. I'm still working on if that is an assessed value last sold price recorded or a mixture of the two to arrive at a valuation.

Zillow estimates the value of the home at 123,119 it is in a solid C neighborhood (possibly low B not 100% sure of the neighborhood grading scale still learning) It is in a neighborhood of other home that has a weber county parcel search value of 100k+ and Zillow value of 125k+

It looks like a good candidate for a flip or the brrrr strategy. Of course I am new to all of this and just learning not putting any money of my own up and I haven't seen the property in person or ran comps based on recent sales as I don't have access to the mls but this is something that If I was investing in id be interested. any feedback as to what I'm missing or other things to consider would be greatly appreciated.

It's scheduled to go to foreclosure auction next Tuesday.  Opening bid: $83,678.52. 

The general rule of thumb when looking for comps in Ogden (and much of Utah, for that matter) is compare properties to the north and south, not east and west.  In other words, Grant and 30th St will have more similarities to the subject than 37th & Jefferson, for example.  Also, look for major thoroughfares and try to find your comps within them.  North/South are Wall, Washington & Harrison; East/West: 12th, 20th, 30th, 36th & 40th.
