@Kevin Mouck there are a number of systems that allow for tenants to pay but I am looking for a "set it and forget it, unless something goes wrong" system.  Also some of my renters are not tech savvy and anything more than a paper form is bound to have me banging my head against the wall as I talk through the process over the phone.

@Alex Johnson that would be pretty cool.  Is that a proprietary or is it a commercial application that anyone can use?

We were very happy with the automated rent payment system from Erentpayment.com, however, after they the issues in November when they lost rent payments we are looking at other options.  What other services are out there that have the same level of convenience but more stability?

If you are willing to go outside Salt Lake you may try some condos at Wolf Creek or or Moose Hollow in Eden.  These communities have managed "rental pools" and are very close to Snow Basin,  Powder Mountain and Nordic Valley.  Prices range from $90,000 to $400,000.  A name I see a lot is  Destination Properties in Eden.  Ogden city is near by and has a small town feel but some pretty great amenities.  The dive from Eden to Downtown Salt Lake is around 45 minutes.

I would have the listing agents of specific properties show you the properties that you are interested in. They are already getting paid to sell the property anyway and I would not consider that a waist of their time.

I think if you are looking to pay retail for a property your idea works fine.  If you are wanting to get the best deal possible you may consider @Charles Doehler I have found if you call the listing agent and they can double side the deal you have better odds of getting the best deal. I would come up for a visit and check out the areas to see what areas and price ranges you are interested in.

@Steve R.  I would be interested in more details on the "city train" in Ogden.  Would you be able to provide more information on this?

If you are looking for a specialized small guy Sean Ferguson is a great contractor 8017218474.  Another contractor that seems pretty good is Jayke Barker 8017194555.  Both are small general contractors that will build custom build.  if you are looking for a bigger contractor there are a ton of new developments in the Kaysville area, depending on what you are looking for.   Hill Farms, Old Mill and Parkwood are just some of the subdivisions you should be able to google the subdivisions.

@James Bird  From what I see in the Basin, it looks like a great time to buy.  There are a ton of deals. The question you have to ask is oil going back up to over $65 a barrel.  I would be cautious and not count on the rise again but only go after deals that look good and can cash flow now.  Then if it does go crazy again you get a huge bonus!  Good luck!
