Thank you for the feedback.  At this point we have had no real estate transactions and have had absolutely no income.  We have taken no money from the business and had planned on counting all of the expenses to date as "start up" costs that could be returned/refunded to the owners. Our expenses have been, education and utilities (phone/internet) and , yes, I used a personal credit card.  Yes, we plan on opening a business account soon, but are waiting to have the minimum funds necessary.  We will definitely be having a CPA take a look before doing anything.

This has been a great topic. My business partner and I have started our LLC, but all of the funds that we have contributed thus far have been out of our own accounts. No banking account set up for the LLC, yet. We will, obviously, need to consult with our CPA about how to get paid back appropriately and legally so that we pay as little in taxes (or none) as possible on those "start up" costs. At this point we are keeping track of everything in quick books.

If any more experienced investors see anything financially dangerous with this, I am open to all feedback.

As we all are (probably) aware of - rehab costs differ in every area and state.  A good portion of my daily job responsibilities over the last 10+ years has been in estimating remodel and custom home projects for contractors, homeowners and landlords.  Typically I am on the "design and sale" side of the transaction.  what it has given me is a very comprehensive and in depth look at what costs are involved in most projects from construction/foundations to countertops.  As I have yet to close on my first Real Estate project I am looking to offer my help to other investors in the area that don't have this experience.

I firmly believe in "Givers Gain" and offering value to those that I would like to work with in the Real Estate Investment business.  The community here has been very helpful to me and I learn so much every day that I believe it is my turn to give back.

You never know until you put it out there... So, this is me putting it out there.

I am sitting here wishing I was in your shoes.  Wish you the best.  I am an interior designer in the construction industry and have worked on hundreds of remodels over the years.  Everything they say is true.  It will cost more than you think.  Problems will crop up on the fly.  It will take longer than you plan.  If the cushion is good deal will be an amazing learning experience.

Hi Trevor Welcome!

It has been my experience (I am also a newbie) that any of the MLS sites will show the "listing" broker - that should be the broker that is working directly with the bank. Zillow is a good resource for this info. I could be wrong, but I believe that once listed you have to deal with the broker, not the bank directly.
