Hello Fellow investors! I have over 11 years experience as a Project Coordinator, Project estimating and Interior Designer in the Construction and Residential arena. I have a SFH buy and hold. I have a a wide variety of experience that I would love to offer to the right Mentor. I am investing in the Lane County area of Oregon. Specifically, Eugene and Springfield.

My current fulltime employment gives me wholesale access to interior finish materials and all of the right contacts for sub contractors in the area.  I would love to work with a local experienced investor to rehab/flip a/or some properties in the area.

I can only echo the above comments - BP is definitely the right place with the right people and the right information to get started.  Their collection of books are also great for beginners.  Podcasts, Webinars, Books, Networking - All the education a beginner or seasoned investor could want - you can find it here.  

A mentor is another great suggestion.  I do have to agree (which you will hear a lot around here) with @Joel Owens - Get focused, find your niche and concentrate on that to start with.

Check your local Plumbing Supply wholesaler - they deal with plumbers every day and can usually give you a couple of good recommendations... If you are doing tile, use the same method by calling your local Florida Tile or Emser Tile showroom for tile installers.  Good Luck!

Your locally owned lumber yard is an excellent source of reliable contractors and handymen.  They will give you names of contractors that are easy to deal with, communicate and plan well and pay their bills - Always a good sign!

Hello Fellow investors,

I have been in the Eugene/Springfield area for 15 years.  I have 11 years experience estimating projects for contractors and sales.  I am, also, a local investor.  I would be interested in offering my services as an Interior Designer and/or estimator of rehabs, along with my extensive construction and supply contacts.  I need  experience in the Rehab/flip arena and like the looks of the opportunities in the Auctions online.  I would be very interested in teaming up with another experienced investor in the Eugene area.  I have one rental property and am working on acquiring a second.

I use local owned business to supply  my interior finish products - they are very competitive in pricing and have a better track record to scheduling and customer service

Now, I'm curious - how do you find out which properties at auction are tax liens?  or can you find a list of upcoming tax lien auctions?  Are these auctioned live? ...or through a service online like auction.com?

In our area, 50% is typical.  The company I work with asks for 50% of all contracts up front.  We do all Interior finish materials.  If you can get him to sign a penalty clause into your contract - Go for It.  all you can do is ask.  I'm thinking of trying this with some of my subs.  Good Luck and Learn Lots
