Wow!  It is great to hear all of these stories.  

I was $250k in debt when I "started" in 2013. My debt has lowered... slightly. I work full time. Live and breathe RE education on my commute and look every day for deals. I was divorced in 2010 and left with an upside down mortgage I couldn't afford ( I took it on by choice), which I "house hack" by renting 2 of my 3 bedrooms out. Networking is KEY! That is something I do for my profession anyway and the two are tied to many of the same people - so I get a two-fer on my networking time. I never give up and have no desire to do anything but REI for my wealth building strategy.

The pricing on subs will be largely regional.  Here in Oregon a 1,500 sf house runs about $2500-3500 to paint two colors on the exterior, depending on the height of the walls and how many stories?  Gables?  and landscaping.  You can call a paint contractor with that information and they should be able to give you a price range for your region over the phone....maybe.

@Randy Johnston  ... Well that's what I get for assuming.  So,  It looks like that is definitely not going to work.  I do see a little place close by that could work.

So, it looks like I will be sitting for coffee on Saturday, November 7th to meet with a couple of people to talk about rebab costs.  I will be there from about 4:30-6:30.  I am totally stoked to meet and talk with some other investors.

It seems that you have received great feed back.  I have a couple of comments to re-enforce.

I work at a reputable Countertop & Tile showroom in Oregon.  I am the Designer and sales person.  @Jay Hinrichs  We always charge 50% up front - this keeps customers from walking after materials have been ordered and labor performed.  However, we are much more lenient with contractors that we have worked with on a regular basis.  However, the last 50% is not due till the job is complete and the customer is happy.

That is the worst tile job I have seen in over 10 years in this industry.  Yes ALWAYS put tile over backerboard - it is for the stability of the project - never leave it to the next owner to deal with "later down the line" as someone suggested.  I replace those tile jobs every month.  

For your next contractor hire - ALWAYS make sure they are licensed and bonded ....and CHECK their accuracy - don't just take a lic # from them and assume it is good.  Check insurance and bonding always listing yourself as "additional insured".  This protects you and should be expected from any reputable contractor.
