Thank you for the thread.  I love the idea of vacation rentals and plan on moving in that direction eventually.  I have stayed in a number of them and LOVE it!  getting ready to do another in Mexico.  I was part of planning a retreat on the Oregon coast just two years ago and it was a huge success.  Rentals for 10 or more are harder to find, but I believe definitely on the corporate or family getaway list.  We used oregonbeachrentals.com to locate our venue.  

I will be following and interested to see the up and coming laws and regulations for this type of rental income.

I work up in the Corvallis area and live/invest in Springfield/Eugene area.  It is great to see some investors on here south of Portland.  This site is so great for learning and meeting people.  Would love to arrange a meet up with some like minded investors closer to my area.

Thank you everyone!  That was amazing.  It was really great to meet everyone.  A couple of things I wanted to mention.

The form/spreadsheet that I shared with you is what I use as a rough estimate to get to my offer price.  Be sure to do your due diligence and have an experienced contractor give you solid pricing.  I am sure you all know that, but....just to be sure.

I am always available for questions and am happy to help any way I can!

Yes, Still @ 4:30.  I will be driving up from Corvallis.  Leaving @ 3p...so however long that takes.
