Some of your photos seem small and dark - I'd either retake them or adjust the brightness with some photo editing software. Maybe lightly stage the kitchen with some colorful accessories, touch up the chipped/stained looking paint on the cabinets. Close the toilet lid for pics. And lose the backyard pic that shows the neighbor's junk in the yard, not appealing. If the house has a porch or patio show that instead.

Maybe just a nominal amount. But as was mentioned by others, it does increase the appeal to renters - at least around here. I put the $50 Armitage matte black fans from Lowe's in living rooms and master bedrooms, they definitely get used a lot and I've only had to repair one pull chain/switch.

I used to put "dogs under 30 lbs" in my ads too, and I had people with boxers, Great Danes, Dobermans, and pits apply. One person had several large dogs, a few cats, ducks and a goat. I'm not running a zoo. 

Convinced that nobody can read, I started putting "two animals max" without the weight limit in my ads and now I have renters with a little chihuahua, a dachshund. a small lab mix and a fat housecat. Go figure.

Absolutely not. Moving toilets and plumbing is costly, and pedestal sinks are pretty but you'll lose storage. I *might* go for fresh paint and flooring if it was really worn, but I'm assuming they viewed the place before they signed the lease so they rented it in that condition. 

If you say yes they'll be wanting to remodel your kitchen to their liking next. Don't do it.

 Hey, Dawn, thanks. So we're talking four years real-time max on the lifespan?

Yep! This house has been occupied for four straight years - minus one month - and nobody's been particularly rough on it, it just didn't hold up right where people stand to take a shower. The sides and outside look great still, but I'm unimpressed with refinishing.

I had an old cast iron tub reglazed by pros and it looked great for four years. Now the finish is coming off the bottom. I wish I'd just sucked it up and replaced it with a fresh tub. I won't reglaze one again - I can get a porcelain-enameled steel tub for $2-300 that will last me much longer than four years.

I allow two free range animals per house with a non-refundable fee. I don't do pet rent - yet - it wasn't really a thing here but it seems like that's changing. I use LVP flooring and have fenced in yards, so it's pet friendly. 

I've got everything from labs to cats to chihuahuas right now, and other than the occasional hole dug in the yard or scratched door, I haven't had much in the way of damage. Honestly, I've had more damage done by children, and I can't charge extra for them, lol.

@Rueben Pacheco You'll probably get several different answers, but I personally just use one checking account for all my rentals and one savings account to keep all the security deposits in. The thought of keeping up with a separate account for every house gives me a headache, lol.
