Those home warranty companies are awful to deal with. You're better off just setting money aside for future repairs and calling a trusted HVAC/plumber/repair company. Much faster and easier.

I've had great luck with stainless appliances from Whirlpool and Frigidaire. 

As others have said, stay away from LG and Samsung, I see too many people griping about them.

410 credit score? Yikes. I'd rather leave my rental empty than let someone that irresponsible live there.

The dummies need to get their cat a scratching post and train them to use it.

They make lots of scratching-deterrent sprays, available in any pet store or Amazon. They can also dab a few drops of a strong smelling essential oil - think citrus or peppermint - where they're scratching and they'll stop.

Oh, he was fine with it, just trying to get me before I advertised the house. I'd talked to him a few times when I was first rehabbing the house, he actually kept an eye on it for me when I wasn't there. I guess it was easier to get my address than my phone number!

Anyone with a handful of working brain cells and an internet connection can track down your address if they really want to. A guy who lives across from one of my rentals heard it was going to be available, looked me up on the county tax site, and figured out which house I actually lived in by the tax rate and showed up in my driveway one afternoon, wanting to get his sister in the house, lol (I'd already rented it before he got to me!). 

I do have a P.O. box I use for my "official" address on leases, but nobody ever uses it.  *shrug*

And I have no problem telling renters that I'm the owner. If they ask for something I'm not sure about, I simply tell them I need to think about it and get back to them. Disputes are settled by looking at the lease.

@George Kopp I use the Allen & Roth faux wood vinyl blinds from Lowe's, they average about $30-35 per window for regular sized house windows. They're cordless and look nice, I've had them up for years and haven't had anyone tear them up yet.

Definitely better than someone tacking up Scooby Doo sheets in your nice rental, lol.

Listening to a cable installer scream like a banshee after running into an ancient cat carcass in the crawlspace.

Watching my realtor run out of a house we were looking at, gagging from the overwhelming smell of dog pee. It was August, the house had been closed up for months, and the smell was truly brutal. (my kind of house, I bought it shortly after)

Getting a call from a frantic tenant, terrified to go outside because of the cicadas. We'd had a fairly heavy hatch that year and they were everywhere...he was in such a panic. I tried to explain that there wasn't much I could do, they won't bite and will be gone after a while.

@Rema W. I've always installed flooring before I set the toilet and after I place cabinets/vanities.
