Zillow has always brought me the most applicants, and Facebook works for a lot of people too.

$9000 is insane! Go pick up some Ortho fire ant killer for about 20 bucks and apply it to the ant mounds yourself, it works great.

They all like to post how easy DIY property management is and some bash Property Management Companies, but the link shows what happens when you don't treat rentals like a business.

Just because I manage my own properties doesn't mean I don't treat my rentals like a business. Part of managing is delegating tasks on occasion and I have a lawyer, roofer, plumber, etc. for the things I'm not comfortable doing on my own. 

The person in the story above let things go on WAY too long.

I used one of those Better Than Wax seals about 3 years ago in one of my rentals, and while I did have to fuss with it to make it fit, I haven't had any issues with it so far.

That said, I just set two toilets in my current project using plain old wax rings. Like @Jim K. said, they just work.

Oh wow. Jim you should write a book about your adventures in landlording, I would absolutely read that. You can really tell a story, lol.

I had one getting into my tenant's dog's food one time - make sure she keeps the cat food in a bin or something. A few snap traps baited with peanut butter took care of him pretty quickly. I wouldn't let it ride until spring, you'll have 20 of the smelly little critters in the walls by then.

If traps don't work, I'd definitely call an exterminator.

@Andy Sabisch The lines really don't stand out after painting. I've painted a bunch of nasty old brown paneling and it always looks better afterwards (clean with TSP, Zinsser primer, paint).

@Joe S. Yes, I always put a fresh liner up on a turnover, they can add a curtain to the rod if they want later but at least the shower is ready to use when they move in. I leave a roll of tp and paper towels too.

I always get these, I have the same one in my own bathroom and like it: Waterproof Shower Liner
