Absolutely not. I didn't bust my *** buying and fixing these houses to give away all the equity I worked for because I'm too lazy to keep them up.

Hire a property manager if it's so much bother.

I use LVP everywhere, occasionally tile in the bathroom depending on the house (though they do make LVP that looks like large format tile now that looks pretty nice). I generally buy from Lumber Liquidators unless I catch a great sale elsewhere.

They actually do make 4 inch filters - from what I know it's not a good idea to stack two like that.

Ha, that house is nothing. Spray paint on the walls and a smelly freezer - big whoop.

I hate the things and take them out every time (even in my own house). It's not that hard to just throw scraps away.

I like Sherwin Williams Popular Gray with Snowbound for trim...occasionally go with Eider White (a very light gray) on the walls for a lighter look. Depends on the house.

SW Quicksilver is a pretty light blue-gray I've used in bedrooms/bathrooms so everything isn't all gray.

@Hunter Jones I got a portfolio loan through my credit union for $38K, so it's doable. Call some local credit unions and see if they'll work with you.

I was willing to give them a chance, but I'm not at all happy with Apartments.com. Besides the crappy layout, they have one of my rentals showing as unleased when I've had an active lease for months. I no longer get the emails when tenants schedule rent payments that show when the deposit will hit my account, and it seems to be taking even longer since the transition (8 days??). 

All they had to do was leave Cozy's site as it was. It worked just fine. I won't be using them in the future, just have to find something else that works properly.

I've come to really like the vinyl click-lock tile in rental bathrooms, it gives that tile look but I don't have to worry about cleaning cruddy grout lines and it's not so cold under people's feet. And it's a lot faster than tiling. They make all kinds of colors/textures. This is a 12 x 24 concrete-look vinyl tile I installed last year (not a great pic but you get the idea):
