Seller has tenante who won't let him inspect the property

I just got a call from a man I had a scheduled meeting with tomorrow, to look at some houses he is selling. He said that his tenants, who were supposed to have moved out, won't let him in to see the house. I was wondering if I could offer him some kind of a deal where I get a contract saying buyer would take care of the tenants, but it would still be subject to inspection after we get them out. Crazy? Not?

I am just trying to think of some way where I can help him with the problems he is having and turn this into a deal for me. I would love to hear your ideas (exit strategy is to assign the contract.)
