Michael has been a licensed Realtor since 2005. He began his career as a home flipper. Since that time Michael and his team have flipped over 100 homes in NM ranging from Artesia to Farmington and every city in between. He has raised over $7.5 million in private funds (hard Money) for various residential projects.

Michael currently owns Absolute Real Estate and Absolute Property Management with his business partner Joe Villalva. Absolute Real Estate has 10 licensed broker’s and Michaels personal sales volume averages 7 million per year in residential sales. Absolute Property Management has 260 units under management and is continuing to grow at a rapid pace.

@Jesus Moreno the auctions are in person usually held at the court house steps on Thursday mornings (check the legals for exact dates and times)

If you bid on a property, you need to pay the same day generally.

However, in NM, almost no one bids at the auction because of the Redemption period.  If you were to bid on a property, you may win it, but another person may redeem it.  You would get your money back eventually, plus interest, but the opportunity cost of doing this is pretty high, because you won't know if it has been redeemed for potentially up to 12 months.

December is a great time to reflect on the past year and plan for the next year. Our group started in January of 2016 and has grown a tremendous amount due to your support.

For this months meeting, we are going to move our meeting up by a week to December 14th (traditionally we meet on the third Wednesday of the month).

For this months meeting, we will be having a shorter presentation on the BRRRR method. The "BRRRR" Strategy is the name created by Brandon Turner of Bigger Pockets to describe a very popular strategy in Real estate investing. "BRRRR" stands for Buy, Rehab, Rent, Refinance and Repeat. With this process you can safely harvest your equity from performing units. I will share 2 case studies and what I have learned from them.
