What about doing cash for keys?  Tell them that if they move out by Dec 31, you will give them $X amount to leave the place broom clean.

Keep in mind, that if you do this, you will still want to follow up with all of the other notices, just in case they don't honor your agreement.

Chuck Sheldon will be our speaker this month.

Presently, he is the President of the Sheldon Company, the T&C Management Company, and Enchanted Properties Construction Company, and owner of over 450 apartment units. Under T and C Management, Chuck competed for and was awarded The Neighborhood Stabilization Program Grant, within Albuquerque, New Mexico. An 8.3 million dollar low income housing Grant to acquire and rehabilitate condemned, and foreclosed units within the city. T and C is the manager of over 1,500 units, and acts as a court appointed receiver for apartment buildings in New Mexico. In working in these capacities, Chuck has worked to renovate low-income housing to provide quality rental for low-income residents. He works with charitable foundations to provide housing for the Home-less and restricted income individuals. In addition, he is a consultant to St. Martins Hospitality, assisting to acquire rental property for their impoverished clients.

Chuck is President of the Apartment Association of New Mexico, through 2015, serves on the Government Affairs Committee (GAC), and has been a board member for the past four years. In addition, has participated in a number of committees: For example, evaluating dues structures, By-laws rewrite committees, and financial committees.

Leadership in reshaping the GAC committee. Through reformatting the GAC, we helped to regain clients that had left the organization, several thousand units. This was accomplished by demonstrating the AANM’s value to their ownership. By uniting apartment owners, raising $20,000 to pay a lobbyist to help shape legislation to marginalize the affect on property values. Hiring oversight, a second lobbyist was hired to spearhead legislation affecting the apartment industry, and to plan a campaign lifting the AANM into a position of political prominence.

The key accomplishment to the industry, is cleaning up the international zone, and providing clean, energy efficient housing for the residents of The Trumbull, La Mesa, and Skyline neighborhoods. In the past ten years over 250 units have been remodeled and affecting the clients of these neighborhoods.

@Petr Anisimov how was the contract written?  Everything is negotiable in Real Estate, but generally everything gets prorated at the title company.  Generally, however, the title company won't prorate rents for you, the seller generally brings a check to the table.

Another important consideration, are you getting the deposits?  Are you getting signed, current leases?

If they are pushing back, why not wait until November 1?  Then you get a fresh start.

@Patrick Blewett as @Marc C. alluded to, a very popular instrument in NM is a Real Estate Contract (REC), very similar to a land contract but with some caveats.  I have done several of these deals, let me know if you have any specific questions.  The biggest gotcha, is the fact that with a REC, there is no Judicial foreclosure and the lender can foreclose quickly if you miss your payment (I believe it is 30-45 days).  Lots of nuances, happy to answer any specific questions you might have.

@Patrick Hamm and @Tyson Hosey glad to see you have joined the best real estate investing site on the internet!  Albuquerque is a great market to invest in and there are a lot of great local people that can help you out. 

As far as REIAs go, there are 2 general ones and 2 niche groups.

The 2 largest groups are ACRENM and ABQREIA (more info on the upcoming meetup on October 19th ==> HERE)

The niche groups include the Multifamily Breakfast Club and the New Mexico Real Estate Mastermind

Les taught principals from the best selling book "How to Win Friends and Influence People" By Dale Carnegie. This grandfather of all people-skills books was first published in 1937. It was an overnight hit, eventually selling 15 million copies. How to Win Friends and Influence People is just as useful today as it was when it was first published, because Dale Carnegie had an understanding of human nature that will never be outdated. Financial success, Carnegie believed, is due 15 percent to professional knowledge and 85 percent to "the ability to express ideas, to assume leadership, and to arouse enthusiasm among people." He teaches these skills through underlying principles of dealing with people so that they feel important and appreciated. He also emphasizes fundamental techniques for handling people without making them feel manipulated. Carnegie says you can make someone want to do what you want them to by seeing the situation from the other person's point of view and "arousing in the other person an eager want." You learn how to make people like you, win people over to your way of thinking, and change people without causing offense or arousing resentment.
