In 2009, Nicole was selling her home and noticed that the realtors who filed through kept telling her that it was “beautifully staged.” Her passion for "staging" (if by “staging” we mean endlessly decorating your own home and your friends’ and family members’ homes) led her to the idea of making staging her business. At her first try she helped her own Realtor with staging a vacant listing, and it SOLD in only four days! She has been staging professionally ever since, obtaining Home Staging Resources (HSR) and Staging Design Professional™ certifications along the way to beef up her Bachelor’s Degree in Business.

Matt, only a few in town know how to work with wholesalers. The one I like, is so buried right now I have a hard time getting their attention. The market is hot and it seems like every title Co is struggling to keep up. Give me a call or email and I can pass along the 2 I know.

@Alex Anagnostidis the market here is really good. I have several rentals in Rio Rancho and rents are up year over year and vacancy is down. As a matter of fact, I can often have my rentals re rented with no vacancy. I love Rio Rancho for its low crime and great schools. Some say we may be facing some economic headwinds with the closure of Intel.
Also, anything under $200K is selling very fast. Things are even moving very well during the winter months.

@Account Closed congrats on your success! For my group, I think the most important part is having a phenomenal speaker. People want great content. Don't be afraid to have a cover charge. This is definitely not a money maker. You have to pay for memberships (on BP and meetup), room fees, and food.
One other important thing is to be on meetup.com. It is a great platform and has good built in reminder and communication features.

This month's speaker will be Ericka Zepeda a newcomer to Albuquerque, Ericka recently moved here with her boyfriend after a visit during the Balloon Festival. The city culture and friendly atmosphere convinced them to make the move. She previously lived in Irvine, CA where she worked at Auction.com's corporate office for over 4 years. She began her Auction.com career as a part time Contract Writer but her attention to detail soon earned her the position of Contract Auditor and Lead Auditor. Within a couple of years she became a full time employee working as a Contract Specialist for the VIP team.

Post: LLC Mandatory for all Private/Hard Money Lenders in NM?

Jason, it depends on the lender. The hard money guy I used for one of my projects required an LLC and a track record of successful projects. A lot of the "hard money" people are coming out of Guru's boot camps and have pretty stringent guidelines as they are not generally lending their own money.
With Private Money you have a lot more flexibility, but you should consult with a local attorney to ensure you protect yourself and your lender.

Starting from 2005 to 2008 Lisa has flipped over 50 vacant lots and gotten her license as a Realtor. In 2009 she pulled out of the Real estate market and started working as a RN.
In 2014 she was diagnosed with kidney failure and had to stop working. In 2015 she had a kidney transplant. On the way back from the Hospital Lisa and her husband looked at a house and decided it was time to get back in Real estate.Since then, they placed many offers before they got their first one. They have been buying one at a time. After a successful flip they reinvest their money back into the next one. They are finishing the fourth one now.
