In Albuquerque, the owner generally pays water/sewer/trash on older multis.  It generally runs $50 per door, but can be much higher (remember we are in the desert).  I didn't see anything for management either.

Depending on what part of town this is in, it could be a decent deal or a terrible deal.  Rougher areas have higher expenses while better areas have lower expenses (generally).

This months topic is Redemption Rights.

For both judicial and nonjudicial foreclosures, New Mexico law gives a borrower nine months to redeem the home after a foreclosure sale. However, the terms of the mortgage or deed of trust can reduce the redemption period to not less than one month. (Most mortgages and deeds of trust contain a provision stating that the redemption period will be one month.) N.M. Stat. Ann. §§ 39-5-18, 39-5-19, 48-10-16.

Sean started out working in the hospitality and resort industry. The “spirit to serve” attitude is in his blood. In 2003, the birth of their daughter Taylor changed his life in ways he never imagined. Travel demands of his career placed a crossroad of family or career squarely in his path. Praying for a solution, he and his wife, Christine chose to transition into real estate where they could be under one roof as a family each night. With a first year's production of $11.3M in residential home sales, Sean received the Rookie of the Year Award in 2005 from the Greater Albuquerque Board of Realtors (then Albuquerque Metropolitan Board of Realtors). …

Pressing forward, Sean continued following his deep-rooted values to find solutions to many professional decisions. Sean describes himself as “tremendously blessed” and considers the commission he receives a bi-product of what he really does.

Recent production numbers show Remington Properties, Sean and his wife Christine's small husband-wife estate team, in the top 1% of brokers serving the Albuquerque Metropolitan Region. In addition to representing America's highest volume single seller of real estate, Housing & Urban Development (HUD), Sean and Christine also work a very powerful base of loyal repeat clients and the ongoing referrals they entrust the Remington's with. Since Sean & Christine are one of the highest selling brokers of luxury property in the Greater Albuquerque region, they are members of "New Mexico Select;" a powerful networking group of the city's top brokers that specialize in affluent home sales. Standing with them is a solid team of experts including staging professionals, expert photographers, a cutting-edge marketing department and detail-oriented contractors.

Since Sean's largest client, HUD, offers such an impressive number of investment opportunities throughout New Mexico, Sean will be speaking at ACRE to educate our group about everything HUD: history / what is a HUD Home, who can buy HUD Homes, how HUD Homes work for investors / opportunities, and all questions that the group has.

Should you ever have questions about "anything HUD," before or after this event, please add Sean to your contact list on your phone so that he can personally be your HUD resource at:

In this industry since 2000, he has seen the market evolve and change. For Michael, it is not the dollar amount or the size of the property that grabs his attention, it is the “Golden Rule” that he lives by: “To treat everyone as he would want to be treated,” is not just a slogan, it is a way of life. Combine that with his willingness to put others’ needs before his own, provides the assurance that he will go above and beyond to get the deal closed.

So whether you are seeking Continuing Education or Real Estate, Michael would like to thank you in advance for your business, and looks forward to serving you.

@Ryan Wakabayashi this is a City and county specific question.  I would call your local building department to find out.  As @Easton G. said, investor vs owner occupant makes a big difference.
