Hello Samantha and congrats on your first find.  I was a GC in the Buffalo NY area recently moved to the DeLand area in Volusia. I worked with many PMs over the years and found quite a few bad ones.  I would definitely spend alot of time interviewing and checking on them.

I am moving down to Deland area in August so I would be interested in meetups as well.  

Looking for advice on lenders for a empty piece of land.  10 acres in Florida, good solid property which I will eventually being building on.  I have been self employed for 25 years, I could pay cash for it but prefer not tying up that much cash and would prefer to put say 25-30% down instead.   Property is under contract for $90k.   Thanks for any info or suggestions.

Welcome to NY the lawyer closing state. 30 days is FAST, most are closer to the 60 and at times longer. 

Great article @Pat L.  I heard this on the news the other day.  There was a bunch of this going on in the falls for property listed on ebay,  some of which were already demo'd and nothing more then empty lots, lol.  Buyer beware. 

Your really going to have to drive the areas and look at numbers.  Areas of Buffalo that may be labeled the same are not.  For example South Buffalo, you have the McKinley area and then the Tift area, not even close to being the same. 

The availability of good quality property managers is probably as short a list as turnkey providers.  Be wary when screening and hiring pm's around here too.
