Welcome to the BiggerPockets community! First off, thank you for your service, and congrats on transitioning into teaching—what an awesome way to continue making an impact.

My wife, Kelly, and I are in Volusia County, where we run a real estate brokerage and property management company. We’ve also done plenty of flips over the years, so we’re always happy to connect with fellow investors looking to grow their portfolios.

Putnam County is a great market with some solid opportunities. As for holding properties under an LLC, there are definitely pros and cons—it can offer liability protection and tax benefits, but it also comes with additional costs and paperwork, so it really depends on your goals and risk tolerance.

Hey Robert, my wife and I are local and she is a real estate broker. There are some things going on you will want to be careful of, Daytona has banned STR in many areas and the Condos...special assessments for certain ages and styles after the Miami incident have made a lot of them unaffordable. Inside?  Need more details.  Walls are priced one way, ceilings another, then you have baseboard, trim and doors.  Colors, quality of paint, how much prep needed, holes patches etc.

Hello Victoria, great to see another Buffalonian here.  My wife and I moved down to Central Florida from Hamburg just over 5 years ago and are running our own brokerage and property management company.  What area of Florida are you looking for the park to be in?

If your unsure, hire a plumber as others have suggested, pipes are never level and your going to have water pool in low points which will freeze and bust the pipe.  Have them blown out and truly winterized by a reputable company. What you pay will save you probably triple that in repair costs.

Many years ago, Home Depot and Lowes used to have professionals from each trade in those departments, most were retired etc, I find that less and less nowadays and find myself helping customers out when I hear an employee giving really bad advice, so just take advice in the big box stores with a grain of salt. 

As far as say a vanity, always go back with at least the same size, will save you ton of work fixing walls, floors etc. Slightly larger if space provides is fine too, just dont go smaller. 

Youtube is great, just make sure to watch several on the same subject as you will see there are many different ways to do things and just because they are on Youtube, doesnt always make it right.

Back in New York, I was a general contractor for most of my career, but since moving to Florida five years ago, I've shifted my focus away from that side of things and handling the PM side of things.
