The leak isnt strong yet, problem is that the galvanized rots from the inside out and once it starts to leak it crumbles.  They are going to have to abandon all the lines in the slab and usually run a main into the attic and then drop down to the fixtures from there.

How good a deal is the $140k ?  To me, that makes a big difference in what and how much I ask for.

You know what they say, things always go wrong at the worst possible time and usually in multiples really stressing you out.

Do you have a long standing relationship with you PM?  I would just want to make sure the PM isnt trying to make a quick buck.

Probably not if your not doing any construction changes. 

In Florida 

“Bedroom” means a room that can be used for sleeping and that:

For site-built dwellings, has a minimum of 70 square feet of conditioned space;

Has a closet and a door or an entrance where a door could be reasonably installed; and

Has an emergency means of escape and rescue opening to the outside in accordance with the Florida Building Code.

A room may not be considered a bedroom if it is used to access another room except a bathroom or closet.

Turned out great Michelle.  We ended up doing an owner hold finance on it ( this was many years ago before all the Dodd / Frank stuff ) young couple did about 2 years payments, ended up splitting up and then basically giving it back.  We did some additional small repairs / updates from them and sold it for cash.  Was a really nice cash cow and couldnt have had a better start in the business.  

Always check with park management though before buying / getting involved.  Some are great, others not so much and easy to see why their parks are dumps.

I'm personally not a fan of glass block in showers, we use them for basement windows all the time though.  If you do use for shower, I would recommend using the silicone units not the grout.  We had a small bathroom that was going to be way too dark if we closed off the window, instead we built a custom frame out of pvc boards and had a friends glass company build me a thermopane glass panel that was frosted and tempered.  Turned out pretty good and no worry about rot.

We have a couple clients in the Kissimmee and St Cloud area,  I love both those spots.  Both are long term tenants and while Yes, Orlando and surrounding areas are very touristy, but all the tourism needs workers and housing so you dont have to base it upon tourist or seasonal rental alone.  Two of ours are employed in the airlines.

Another thing to watch out for on those old boilers is pipe wrapped in asbestos,  see it all the time in old houses.

Its amazing the damage humidity can do on a property.  Doing foreclosures and flips for years, we were always in shuttered up bank homes that were at one point a really nice property,  problem is, bank doesnt pay for power so they are unconditioned air space making them boiling hot during the summer and freezing cold in winter.  You end up with not just mold,mildew etc but actual warping of wood, cabinets, trim etc.  We even had complete electrical main panel boxes completely rust up .  Much cheaper to keep a constant temp / humidity level then the damage saving a couple bucks will cause.

Definitely a flashing / sealing problem, even though gutter overflows can and do cause issues like this too due to the vast volume of water they dump and roll down the side of the house.  As others have said,  water rolls down hill so many times where it comes out, isnt even where its coming in.  With that, start at the very top of the wall outside cleaning up old caulk ( dont caulk over, take the time to remove and clean areas ) and use a quality ( more expensive ) pure silicone caulk sealing all cracks, crevices etc.  While caulk many times is a band aid, the alternative is tearing the outside of that wall apart which is super expensive and probably not necessary...yet.
