@Mike Magliette  There is no easy or cheap fix for what you want to do.  We have done complete gas/electric separations all the time for multi units investors of ours and its very expensive.  

As far as water, we have never bothered, its cheap so labor involved with truly separating would be expensive plus any of the fees the water department is going to charge for additional meters.  Just make sure you dont have any exterior spigots and its tough for them to run up any real charges.

Hi Paul, Have you looked into the EVL prices?  

I would imagine they have gone up quite a bit with the village expanding and updated along with large apartment and living complexes being built.  I did a complete conversion of a barn garage to full chalet for a lawyer about 15 years ago and prices were already escalating then.

I am a GC and been in the construction business my whole life.  I laugh at these shows most of the time saying, boy I wish I could hire that guy for that price, most of the time the price they quote wouldnt even cover materials let alone labor. 

@Bernice Radle I saw a replay of your show not too long ago.  Congrats but agree that producers adding drama always seems to ruin shows yet they keep loading it up, every commercial break comes with a "cliff hanger" lmao.

When I got my license over 10 years ago, I did so I could get instant access to the latest listings and be first to view and get offers in.  Now its not the same, way too much competition for ML deals.  Are there still some out there? Sure, but nothing that a regular agent couldnt get you set up with on auto search to see and find.  

Other things I didnt see mentioned, your yearly license and MLS access is going to be about $1,000. You will be required to do 22 1/2 hours of CE ( continuing education ) every 2 years. You will also need a broker who is willing to work with you because if your not a truly active agent, you cost them money because of E&O insurance which is required to be carried in NY on all agents.

I owned a Graco XR9 for years, great sprayer and never had any issues.  A couple years ago sold it off and got a real good deal on a Titan Pro 440 XT, also a great machine.  How much spraying and what type of paints / stains you are going to use is what you should base your budget on for purchase.  Thicker paints require more power and will put much more wear and tear on the unit.

As far as interiors, I only spray ceilings now when we are going to do all of them at once, even with that we always have someone come directly behind backrolling which stops any striping. 

Our main use for spraying is exterior work, makes a nice job and is MUCH faster.  As others have said though, setup, tear down and clean up as well as any masking and plastic eat up ALOT of time and may end up not saving you any time at all vs hand painting depending how much you are painting.

Hi Thomas, welcome to BP from another Buffalonian, not sure what the draw is to Florida over our snow though...lol.

My wife and I are hoping to eventually head south as well someday.  

Our Buffalo sports teams I classify as more of a sickness you can never shake no matter how bad it gets.  :)

Hey Tony, welcome to BP.  The Buffalo market has really taken a major upswing over the past years and with that, pricing has come way up.  Multi family for under $100k is mainly going to put you on the East Side.

How much time is left on the lease?  If repair isnt a major issue that is causing further harm, why not let it go until their gone?

Most of the time its done to "grandfather" you in.  In many cases if you completely knocked something down, you wouldnt be able to rebuild as codes, setbacks etc have changed over the years.
