 Thats probably one of the top questions I get asked all the time is for recommendations on good Buffalo PM companies and while I can give you quite a few bad ones, I cant honestly give 1 good one.  Not saying there arent any, I just havent come across them yet.   I know several out of state / country owners who are self managing and just using local contractors for repairs.

I would be interested in hearing his plans.  While the Adams Mark is in a great location, I dont recall the last major overhaul its had.  I havent been in there in quite awhile but it was getting pretty worn and dated.

No physical location,  he's a contractor and she's a realtor.    They had lived in a couple of their other flips before so she's a no on doing that again. I believe they are looking to either build ( with an established builder down there ) or buy something reasonably close to move in ready.

A friend of mine and his wife are moving south to Florida, not to retire but to get away from the cold.  They are both self employed and have been for 30 years.  Their finances are great, no CC debt, fico in the 800's and tax returns that can substantiate their income no problem.  

Both are going to continue with the self employed fields they are currently in and thus the issue they have seem to run into. The lender they spoke with in Florida said basically their previous state tax returns wouldnt be valid with the move and thus they would need to reestablish the businesses and have 2 years in the new state. 

Is this really the only way they can qualify for a new mortgage?  They have the assets to put 20-30% down no problem and prefer not having to rent for a couple years.

6% is about the average around here.

As others have stated, NY is an attorney state so you will need one, there are quite a few who specialize in it and do it relatively cheaply.  $300-$400 range.

@David Niles Do you think the Tesla Factory will improve the Hopkins/SP area eventually?

 I would think so, some has already started at least commercially.  They built a new small strip store with a Tim Hortons directly across from Tesla.  Anyone looking for a buy/hold would probably do fine if they found a good deal there.  Dont think I would be doing any flipping in that area though.
