@Marietta Miller When you say they are marking invoices up to 20% what does that mean? The phrase 'up to' indicates that you never know what you are going to get. Why are there inconsistencies? What does the property management agreement state? Curious to know that.

Is it not unheard of for property managers to have markup repair cost. But typically there is a set cost. It's in their contract. It should be no secret! The mission is to never nickel and dime an owner; I find that to be very unethical. Our team marks up repairs but there is never 15% today, 20% tomorrow, and 18% the following day. That's ridiculous.

Respectfully,

@Dylan Hunter Our team serves 13 cities across multiple states and TX being one of them. Experience is key! @Gregory Schwartz brings about a great point when he stated working for others and learning systems in place could benefit you in the long run. No one is stating that your company has to run like others but learning the industry comes with those jobs.

Best of Luck,

Dylan,

Congratulations sir. I wish you nothing but the best in this industry. Property management is not for everyone and the same goes for entrepreneurship. Your experience in SC will take you far but you must understand TX and any other state presents their own problems. There are so many pieces to the property management puzzle that it can be overwhelming. @Ed Brancheau bring up a great point, sir! "If you don't love it and are just doing it to make or save money, reconsider starting a property management company because their profit margins are pretty thin and they are a ton of work." If you do not have the correct systems in place, dedicated team-members, and reliable vendors.... this can all go south. However, @Dylan Hunter if you grasp the concept, connect with those in the markets you are interested in, and build those key relationship – your business can take off!

Best of Luck,

@Kim Hopkins I am not sure if you have ever checked out Cozy, App-folio, etc; but to Nate's point, platforms like those have limitations and may not always generate certain reports. You have other larger platforms such as PropertyWare. Propertyware provides Single Family property managers with unmatched customization, an open API for two-way data exchange, portfolio-level accounting and reporting, the industry’s ideal solution for multi-regional expansion and growth, and so much more. It's the property management software for your unique needs.

Best of Luck,

Keep grinding and don't let anyone tell you you can't be the best company in PA!

Best of Luck,

Anna,

Have you interviewed any turn-key companies or property managers? Which states are you interested in? Answering those questions would also help some maybe reading this forum point to their recommendations in the specific market.

@Bradley Strong II

Welcome to BiggerPockets! Congrats on the new purchase.

This is exciting!

In this case – professional cleaning services may be better for you all than property management.

I do not have any recommendations in the area but it appears you have some options above in the threads. Please do not hesitate to reach out to those who personally invest with the company's people are referring. It is always best to hear from the source – regarding their experience vs outsiders.

Best of luck,
