It is all worth something, folks are walking away.  I have picked up houses and land, easy to sell if you are game.  We typically only wanted interest but have been given some great properties over the yesrs.

The movie was extreme, literally last one I had to deal with had tenants, had worked out a deal when bank came to me and offered to take it back, from one win-win to another.  If they have not paid taxes and/or mortgage, it was the banks house and they were buying it, but failed to complete their end of the bargain...

We have invested in foreclosures, estates, and tax liens/certificates, having dealt with probably 1000+/- and except for the rare exception, they are vacated by the time title can be obtained.  On the rare exception, I have approached the occupants (tenant or owner) and made it a win-win by offering back for half of what they owed and lower payments...

So far, just assists with buying, but not opposed to research.  Wife and I burn the midnight oil for a week or so prior to auctions.

My gut tells me when there are a bunch of county or higher liens, either ask for a cleared title at auction or go face to face with each and get exact amount before hand, I dont like surprises!

@Daniel Cardonaeach state is different.  We started by asking questions at tax office and fellow buyers.  Now after about 8 years, we purchase in 6 locations in two states.  Our junior liens fall away here, so we average 27% return, get properties about 5% of time, and usually dont over-bid.

@Steven Paul we started with a flip and tax liens, as mentioned, the tax properties may take time, but we average 27% return (18%annually), so can double quick, plus have picked up a few properties over the years, so that can be your BIG ticket into investing.  Last home run was a 3/2 1060sf for $2,360, thats total cost for 4 years taxes, rental insurance and transfer fees, today the occupant should be paying us his monthly putting our total collected at $2,450, so a paid for house after a few months of having the tax deed!

@Steven Steiner each aution I have attended recently we have hired people to help us bid, so that would be an opportunity to learn, if you can find in your area.  Would think the tax office should be able to provide you a lead...

Dave Ramsey can and does work!

For simple terms, you can leverage 10 houses making $100 each or buy one making $1000...

Now I prefer foreclosures or estates, I aim for 50 cents on the dollar, so at that it is much easier to sfford, oh and as he says, the houses I get had a MORTGAGE!  Can't lose a house when you just have a tax and insurance payment easily!
